It’s from a popcorn ceiling that was improperly removed so now we must do cleanup... 12k to wipe down and remove everything from the condo another8k to deal with the common areas that were affected - does that sound fair to you??

If it is a suspended ceiling just pop out a tile and use a hammer drill to drill a hole to the outside.

Full re-pipe and re-wire, full sheetrock downstairs (ceilings too), upstairs just new texture, all doors replaced, all cabinets replaced (upper and lower), all new flooring (enigineered wood, tile and carpet upstairs), etc.

The basement is unfinished, but is only about 3 feet below grade, and has front and rear entrances, full-size windows, and high ceilings (we would not need to dig out the basement when we finish it).
