You may also want to look at a cash out refinance to eliminate one or more Heloc or a few credit cards to lower your DTI and outgoing monthly debts.A heloc is a risk since its an open end mortgage like a credit card which carries a higher risk versus a 30 year mortgage.

In the summer everything settles back down.If my assumption is correct, when the foundation lifts the floor in the winter, it will also raise the exterior wall sitting on it.

Some of them being: that they purchased the property very long time ago and don't need a massive amount of income to cash flow, they are fearful of raising rents and having a vacancy, or they just don't wanna deal with it anymore.Either way, this is where the opportunity lies for the new Investor.

After giving some grace, I had to turn the heat back up on them to force them to make the donation.They made the donation on a credit card, and while it's a far cry from the $50k+ in damages, it was a meaningful amount of money to them.

I'm inclined to say no, especially because my margins have gone down significantly with increased property tax and insurance, and I haven't raised rent.

On the forth month I did get the four months in one lump payment which felt great, but really was just refilling my account or paying off my credit card which was stressful.
