I believe most people do bring it all, but I don't think you have to at the time of auction in NJ.

You bring up some great points, especially about the importance of thorough due diligence.

I skip trace John Doe, but get connected or sent to VM for Jane Smith - who isn't on the FC docs, and doesn't come up under the "Premium" skip trace from REIPro that brings up spouse, relatives, etc.).

If I bring on an agent who does not join, I get billed for it and all my agents memberships gets suspended if the balance is past due.  

Value adds that could bring up cashflow/value:- renovating units to bring rent up to 6-7k/month - ability to rent out parking space on the property as lot is large - trailers, parking, RVs etc - about 1-2k/month cashflow. - property had TDR trasnferable development rights and can be built 5 stories on it.

So you want to keep a good insight to that and what kind of economic changes that could bring.
