You'd be surprised to learn that someone living in a rental or apartment, that has a family and is a successful small businessman, has the money and is willing to take that deal.

What is the interest rate on borrowing compared to the rate you are earning, then take into consideration the tax consequences. 

Do realize since they are mobile homes, and have VIN numbers you are not able to take out a tradional mortgage on them not to my knowledge.

I really like Lease to own option to get into deals without having to take on massive debt.

Nouveau Riche is the same even though I don’t think it is a true pyramid (not too sure though) they get you interested by advertising “RE investor looking for apprentice: 20,000.00†If you take the ad at face value one would be led to believe the “investor†was going to pay you a salary to help him with his business and teach you the ropes.

Results have not been great but also realize it takes time. 

This is a numbers game so you may have to take an aggressive approach towards negotiating several deals before one of them actually works out.

My advice is to keep trying because all it took was to find the right smaller bank willing to take a chance on me.
