We have automatic door locks, automatic check-in / check-out messaging (AirGMS), automatic pricing tools (Outswitch), and a cleaning staff that is starting to learn how to use our apps to coordinate themselves. 

I was considering a property manager but I really don't know if it's necessary  as long as I could set up some sort of automatic payments with the tenants.. 

@Christian Nachtrieb I don't do the collecting, However all of my properties that require an HOA payment collect from me either via an Automatic withdrawal (ACH) on the 1st business day of the month, or I personally do a monthly electronic transfer into the HOA bank account.  

I do not like to sync calendars automatically between the two as I don’t trust it to work 100% of the time and keeping your calendar straight is probably the most important thing you can do (there are a lot of “most important things” but having a double booking is a complete nightmare).

I set it up so that rent automatically draws from tenants accounts on the day I choose.  

That being said, term leases automatically become month to month leases when the tenant continues to pay rent, and there is no renewal clause.

ADP, Paychex, Gusto, etc) that are priced reasonably, will keep you compliant, and will have that money deposited into your checking account automatically with a W-2 issued in January.Not sure what you mean by 'handling your distribution'? 

The two boys have never replied to any of my emails but she's been on top of replying and set up the account to pay the monthly rent automatically.
