My assumption is $0 rent those months other than a holiday week like Thanksgiving Christmas and Easter, where the projections are showing thousands per month.As a frequent traveler to the area, I cannot imagine much rent revenue in Jan, Feb, March, April, Nov, Dec. 

BiggerPockets isn't arranging deals with developers and isn't getting paid by them for doing while selling its audience these deals by pretending that they are great for them.

There will be some giant surprises to many there when you have to start paying engineers for frequent evaluations and making the structural repairs required.   

But when you have people who have figured it out and they're still saying it needs improvement, it's probably time to listen to your audience.

To maximize vacancy could have less to do with beds and more to do with your target audience. 

In NC, that doesn't seem to be something agents do frequently. 

We frequently have properties offered to us off market in the $250k-$750k range but finding decent lenders or investors is a slight challenge. 

This is one of those posts that I will need to return to frequently to re-read it to pull out all the juice I can.

I am already in the process of meeting with local contacts in my area, but individual people have their areas of expertise and their own biases, so the idea of crowd sourcing from a wider audience was appealing.  

You will keep the interest payments.This is a lot to think about and it will frequently change until you settle in.
