Your RE using 50% rule has $2100 rent minus $1150 (50% rule) minus $600 mortgage for $450 projected cash flow but I assert on such low rent, small unit count units the 50% rule is optimistic.

Also the "buyer  may extend closing date as necessary to complete all paperwork" is vague, self conflicting, undefinable crap and I would assert there is no "paper work" to complete.  

I consider myself lucky and assertive enough to have gotten them.

What you are asserting is not necessarily the case in all situations.  

When reaching out to the HOA board, be sure to express your claim for missed rent politely but assertively.
