What you are asserting is not necessarily the case in all situations.  

When reaching out to the HOA board, be sure to express your claim for missed rent politely but assertively.

I don't deny the assertion that most of the inventory is on the MLS.

Based on that it definitely sounds like I can wait until I home some asserts.

Maybe not as insane as 2021, where we had work from home (still do), Millennial buying (still do, and Gen Z), constrained supply (more now), increased costs (still increasing, just slower), aging (about the same), worker shortage (still do, and more if border policy/immigration is tightened) etc….But, I assert, demand will be strong in 2024, like...sourdough bread, sopping up all the goodness on the plate (housing supply) to the last drop.

You have to be assertive, proactive, and most importantly verify the numbers and documents.

Be assertive and confident, and you'll do really well! 

Although a permit was needed (most dishonest contractors will get the homeowner to pull a permit themselves) you are out of state and relied on his assertions.
