If they turn 18 while in your unit it won't matter because you will only access offenses listed/charged as an adult, which would be none unless they're committing crimes as they live in your unit and turn 18. 

Do you require that when an adult wants to move into a unit? 

As I have gotten into high school and really started to be aware of the world around me I can’t help but notice how broke most adults around me are and it’s sad that they focus all there time on working for someone else just to make enough to get by and they hardly even live there lives.

I wish more people would start out when they are younger adults.

You can ask for proof of funds or if he submits an offer real money in escrow (ie NOT a note or nothing-down).Willingness to put money at risk separates the adults from children in this business.

I think you may ask how many adults and how many minors are applying to live there.

In each case where the tenant was failing to "adult," we were able to cure the situation quickly.
