Scenario: The investor owns 10 single family homes acquired over the course of the last couple years.

Between 2020 and 2022 they acquired something like $6B worth of real estate, more than tripling their portfolio…it is impossible for all those investments to be purchased at reasonable prices because if they were, competitors would also acquire them.

Smokers are not considered a "protected class" (ie: race/gender/age/etc).The lease the tenant signed prior to us acquiring the property says nothing about smoking either way.  

This is why it is folly to believe one can simply acquire a property and just sit on it forever and all will be fine.
