You should never pick your 1031 Exchange Qualified Intermediary based solely on their 1031 Exchange fees, costs and charges or the size of the institution.

Some of our deals produce out size returns, but most are in the mid teens.  

As you'll recall from my email, an account with your name, email, and your investment property address bound a policy through Obie and signed all of the documents.

The size of the house is 3500 sqft, single story, and only a 4/3, and rather small at that BR/BA count for the neighborhood. 

This means a new buyer must either already have an account, or must start one and the property starts over with no reviews, etc. 

You may want to speak with other real estate accountants if you're not happy with your current one.Good luck.

I recall reading somewhere Memphis had the highest vacancy rate for a city that size in the nation.

You could buy about 80 of them, but your cash flow would still end up at 16k which is about what you are making now (actual it would be zero once you account for property management fees).
