Thankfully, now I pay an architect to measure and draw up plans, especially for my typical renovation (which involves gutting and lots of walls moving).

I'm going to get some stuff from Goodwill and Walmart this week to dress up the room and put artwork on the wall. 

Think crayons and dirt smudges on walls, spills on carpets, etc.  

Anyway, code enforcement asked to see the inside of the apartment & i agreed as i was doing some improvements inside like painting etc.....afterwards he nailed a red tag to my wall which i didnt pay much attention to because I was literally unaware of what it was or what it meant.

Certain trades I wouldn't skimp on, like electrician, plumbers, etc, but sometimes you can get away with bringing them in to do the finish only, or you can pay a licensed trade or GC to come and inspect the work prior to closing up walls, etc.

@David C.About once a year, I post about finding some absurd amount of money inside the wall of a foreclosed house or behind a water heater in a dark basement.

The tenant was inherited though, and apparently absolutely filthy (cockroaches all over the wall).

Walls an off white/grey tone.

Oh I forgot to mention, if the AC dripped before leaking outside the wall, the tangent didn’t notice.

I’m using the BP tools to analyze properties, but I feel like I am somewhat throwing darts at the wall.
