@Matt Shields ....Since the property is located in a heavily populated Military town, verification of a tenant's Military status is new  requirement of any summary ejectment.

After that marathon of knowledge and information I wanted to to play Rocky training montages in the background and buy a dozen deals!

Just curious if anyone uses Truthfinder to do additional “screening” or background verification for tenants?

The offer is to to pay the loan of $650,000 off in 10 years with a balloon payment  of $50,000 on the 10th year at 1.5% interest over the life of the loan.

For residential there is no certification process to be adhered to to guarantee the soil is not contaminated. 

The next steps logical for me is to look for another property by my graduation 2020 at age 21, this should be a small multifamily 2-4 units hopefully four units which would put me at a strong 1% of the way to to goal.

I also have a couple wholesalers in the local area that I go to to help find deals for my investor clients. 

It seems to me that 3bed/2bath homes are a requirement to to reduce vacancies (buy and hold) and holding costs (flip) in that area, plus the school ratings are decent.

I am self-employed, so I was hoping to get a No Income Verification style loan (at least that's what it was called last time), where they look at your bank statements to make sure you have enough coming in to cover the mortgage, taxes, insurance, etc..Basic stat's are as follows:-Income roughly $5,300/mth in deposits (minimum)-No car loans-Current townhouse has been paid off for a few years-Have a couple commercial properties (one in my personal name ($300k ARV) - just purchased in June 2018, the other one ($300k ARV) owned in a corporate name for 3 years).
