I believe they passed a law a few years ago in OK you had to be an agent to wholesale but from what I can see that law is pretty well ignored. 

It gives you peace of mind knowing everything is set up correctly and in compliance with local laws.

I've considered this, but would prefer to invest in a market with more landlord-friendly laws & a lower barrier to entry.

Screen tenants, adhere to fair housing laws, and consider property management apps.

One theory is that the investors see population increasing in these areas and are willing to deal with the ridiculous local laws

Instead of asking 99% of law-abiding citizens to fill out forms and hiring thousands of agents to receive, review, and monitor those forms, they should focus on the problem people.
