Mystery shop the complex pretending to be a potential tenant by calling, get a feel for whats available, amenities, costs, use various websites to see crime rates, migration, median household income 

They might know something so it's not such a mystery!

A few small things come to mind.No attached towel racks or toilet paper holders (drives me nuts)Provide the air filters, and then have your handyman change them outAnnual inspections, then fix the problems you are responsible forAvoid fans or lights with pull chains in kids bedrooms/closetsWaterproof flooringMake sure the number of tenants doesn't mysteriously grow

We all have difficult times in our careers or our lives in general.It is no mystery that the mortgage and real estate field has been tough to say the least. 

For the IRA folks that do syndications, there is the mysterious UBIT/UDFI taxes (Yes, there is a tax inside the IRA). 

Whether this means getting a MFH for 25,000 and rehabbing 50,000 into it, or buying for 60,000 and only rehabbing up to 15,000 is still up for a mystery, but those are pretty much the numbers I'm comfortable with.
