Slapping some drylok on the inside, removing some plants and throwing some dirt on the outside may not be an adequate solution, in fact I'd be surprised if it works... possible legit solutions will be to dig up the yard to assess the outside of the foundation wall, and address the pressure issue by back filling around the wall properly, sealing the outside of the foundation wall (not the inside), improving the negative grading issue with more than just adding some loose dirt on top, and adding French drains.

Very first thing, I'm french so my english will not be perfect and I'm sorry for that, but will do my best heheI'm an real estate investor (cash buyer) in Europe & Asia and I'm now interested by the USA's market so I'm trying to learn as much as possible.If I'm writing this post, this is because I need to understand better one thing.I see many properties (here or anywhere else) with amazing annual return like 30% 40% 50% or 60%, so my question is : where is the catch ?

I had a sump pump/pit put in with the water being diverted to the back yard about 30 ft from the house. it fixed the problem and was about 20% the cost of what the 2 different basement waterproofing companies quoted me for a French drain system. might work for you as well.

On the overseas RE investing, yes, it can be done, but either you know very well the market you are investing in or you must have someone on the ground you can really trust.I personally would not be comfortable investing overseas as I do really like to have my portfolio under control, but I do have foreign customers (particularly German, Swiss and French) that do not even live in Spain but have a sizebale portfolio of properties each that I manage for them.You should expect to spend a decent amount of time at the beginning (sourcing the opportunities and property managers, setting up your taxes and other red tape), but once this is done, the rest should be mor or less on auto-pilot.Happy to discuss it with you anytime!

Renovations included new granite in kitchen and bathrooms, new commercial stainless kitchen sink, new vessel sinks in bathroom, new tiled shower, new vanity mirrors and fixtures, new  LED lighting and 4 ceiling fans throughout, new vinyl plank floors with new carpet in bedrooms, new interior and exterior pain, stained deck, new fence on 3 sides, chimney repair, new cabinet hardware and new door hardware throughout, new plumbing fixtures, added channel/french drain at end of driveway for water pooling, added drainage near front of house to divert rainwater, added landscaping beds, river rocks and pavers in backyard in shaded area where grass will not grow, replaced IG thermal glass window.
