Fellow CT investors, I'm in the market for a SFH for buy and hold investing (BRRRR strategy) but I don't have the risk tolerance for C or lower tenant neighborhoods.My instinct is to stay out of Hartford (Connecticut), but I was wondering if there are any neighborhoods in Hartford proper (not suburbs) that are considered B or higher based on your experience as landlords, for single family properties.Obviously there are locations on the West Hartford border, for example, that are solid, but the poor state of schools in Hartford negatively affects values, even on the same street.

I have significant experience in this area however mainly in the Northeast such as North Haven & Hartford Connecticut, Lynn Massachusetts and Milwaukee.

Around here, for example would be the north end of Hartford, and certain areas of Waterbury.

Hartford CT tenants aren't huge fans, but tenants in suburbs like windsor / windsor locks are more apt to do it. 

Short term rentals in New Haven is a losing value proposition better to target the Hartford market

Here is the situation I'm in and what my goal is....I currently live in central Connecticut about 30 minutes from Hartford.

Danbury, CT and some areas around Bridgeport and Hartford can be attractive.

We manage primarily B/B-/C+ properties in Hartford county (CT).For C+/B- I try to get 600+.
