Active operators are far more likely to succeed in the entry level SFH space and that's not who buys entry level homes from turn key operators.

The key though is to find the right product type in any area you're considering as there are always good, better and best products in every market.   

In a lot of states, you can't find the 1% rule or any positive cash flow.
