Over time you'll pick up on alot of costs plus familiarity with your market and contractors  

Very familiar w the city as I was born and raised here.Going 20% down conventional w plans to pay it off ASAP as I make over 100k per year after taxes and live well below my means.I hope to rent it out and cash flow as soon as I pay it off.Today during the blue tape walkthrough I identified an issue with the front door.

My partner & I are familiar with this strategy. 

I saw a lot of Duplexes in Arlington area but I’m not familiar with the market there so I need to schedule a visit for some times to go there and meet with people to know more about TX market.

I live in California but i am familiar with the area since i started my career there.

@Kevin Hintz yeehaww interest rates are lower and saving account growing for capital and I have chosen couple of class A and B neighborhood in Myrtle Beach, SC and the Washington DC areas to buy from; also met some realtors and getting familiarized with those area landlord/tenant laws.

I'm not familiar with your market but the faster you can start paying your own mortgage rather than someone else's you're one step closer to the long-term goal of financial freedom. 

If your accountant is not familiar with cost segregations, then it might be time for a new accountant.
