Overall, I'd like to hear more information about buying a property as your primary residence, what that entails, and then also how to go about turning it into a investment rental property.

We're already very familiar with what being a landlord entails, just not how best to leverage our capital.

I'm not quite sure what a virtual wholesale deal entails, but it's nothing I've ever pursued in my entire real estate investing career as I prefer to invest locally. 

What calculator would I use because this entails three properties and I would reside in one.
