For a normal interior we would use the following- sprayer for ceilings (flat white) and for doors (switch to semi-gloss) - 3'' angled brush for cut in and trim- 19'' roller frame with 1/2'' nap cover for walls (this is where the real magic happens).

If the tenant violates the lease in other ways by how the treat the property issue them a notice to correct and if they don't correct the issue you COULD try to evict, BUT I would make sure the issue is VERY VERY clear cut because I have trouble believing a magistrate will allow an eviction for petty things or something that isn't 110% clear to everyone involved.

Hey Tony,None of those are bad options, honestly if you have paid off investment properties; the best terms are probably going to come straight from a cash out refinance.Line of credit is a good option due to only paying on what you use but if your planning to start construction immediately I would go with the cash out, its going to be less headaches as well.

I strongly encourage to share this information and write an email and letter to as many state representatives and the governor to veto this bill or reverse it.AB 2424 (Schiavo) lender does not benefit they only get what they are owed including all fee's etc.. benefit will be next in line and or the owner who lost it.. this will also cut down on the collusion that takes place at trustee sales.
