commerical brokers who deal in MF are not your typical beginner agents who are just starting out selling houses etc.commission are negotiable. 

Get it on the MLS if it is land and it will syndicate across all platforms if the broker allows that (most do) and then if it is actually Commerical land/building get it to a Commerical real estate broker.If you want to do it cheap (less exposure) get it on Zillow and Craigslist along with Facebook Market place (FB Market place gets a lot of attention).

Not all of course and some of them owned substantial RE portfolios of commerical downtown oakland assets but it was a nice way to diversify for sure. 

This is my first foray into commerical real estate and I'm not really familiar with the additional concerns.

The best advice i can give you outside of the great info I saw above is: Connect with a great and savvy Commerical agent.

In a value add you can take this HELOC, grab the property (close on it), fix it up and then re-fi aka a BRRRR because you do not have a ton of risk out there thinking that it will take 3 years to get that HELOC paid off, more like 6 months or 8 months.Value-add ideas: BRRRR, adding square feet to the property, adding an ADU/second unit, buying something at 20% or more of a discount (BRRRR), buying land and building, splitting a lot then building, buying a Commerical property as a single use and turning it into a mixed use... 

I'm trying to close on a commerical refi cash out bridge loan with a lender when I found the following 2 questionable clauses.I asked the lender to remove them but he insisted that it was for the purpose of making sure that I did not lease the property to a relative for cheap and then default on it.What do you think, is this ethical?
