If so I'd seriously consider bringing someone in to take over at least some units with the carrot of you want to shed all duties in a couple years so if they do a good job they could be getting the entire portfolio.

Just to clarify, with them leaving early and effectively breaking the lease they wouldn't be entitled to the deposit (although like you i would still try to give them a carrot to minimize damages. but i would need to send the itemized charges to them within the 30 days of surrendering the apartment.I understand where you are coming from where sometimes it is better to cut your losses and punt, especially with vagrants.

What if the tenant is in violation of the lease and you need to evict, you may have a real issue when it comes time to evict.Keep it clean and don't let that carrot/hook cloud your vision when it comes to collecting all the rent up front.
