Not sure, from what you're writing, what the benefit to the borrower was in refinancing, but there had to be something; cash out and lower rate are two that come to mind. 

But overall, I agree with you that people who can figure out how to purchase, should because they'll pay similar in monthly expenses and get the benefit of owning a place.

I do NOT rent to any real estate agents, brokerages, or property management companies as they would be a competing business and it wouldn't benefit either of our businesses to share a building.

What benefit would this give you?

The power of leverage is one of the main benefits that distinguishes RE from other investment choices, and the refi is where real wealth is made.

Also, in this case, it will probably be cheaper than renting and I will also enjoy all the long-term benefits of owning real estate. 

(I have a special needs trust for my son so have dealt with the complexities.)My bigger concern would not be your liability exposure but doing something that could potentially endanger the support benefits your brother is entitled to.

Does it benefit me at all or is it just a gov't tax money grab? 

I don't mind paying for my flights to keep all these benefits then I get my kids and husband free everything 😊.

We’ve already benefited from the rapid appreciation and from here on out, I think it will be flat or very modest growth.
