I bought 15 unit and have slowly crept up to 40-50 units. 

I've had pretty good success the last couple years with a combination of house hacking and building Accessory Dwelling Units.

If they did not provide a forwarding address we send it to the unit address, hoping they filed a change of address form.

A lot of qualifying questions for any potential tenant.Having said the above, I ask for some "standard" things, such as the names of everyone who'll be living at the unit.

There is a lot of room for expansion on the property and a person could build more units for not much money.

Do you primarily buy out whole strip malls or do you buy single buildings/single units for the practice locations?

what would you think of a 14,600sqft 3 unit property in sailboat bend, off market, that is RMM25 zoned and has a nice single family and duplex behind it, half of the lot if empty so it can be developed or RV/trailer parking, for $1.1M?

I'm looking to hopefully buy 5 building/10 units in the Birmingham area and my niche is off market properties.

For the DSCR on the 3 unit,  they were the lender. 

I have a BP member client who has purchased two oceanfront units there so far and another client of mine is scheduled to close on her first one later this month.
