Attorney's are loathe to send bills to collections because it can sully their reputation so they are often willing to work out any dispute you may have over the bill.

It's worse when the agent posts their "success story" on instagram not knowing this isn't going to work out the way it was intended. 

If I pay a buyers agent fee and sellers agent fee (to me) I can LEGALLY collect a succuss fee of selling my property in a 1031 and roll over the funds into the next investment.Has anyone done this before and did it work out for your investment plan or hinder your growth.

They are a little more tricky as the sellers sometimes want to sell one day and change there mind the other, but when these deals work out, you can buy into instant equity.

If the numbers work out then I can care about viewing the property and hopefully it is a neighborhood that I want to live in.

If you've done your math, added all of your safety margins, made an offer, and the deal doesn't work out, on to the next!

I have seen many investors work out much harder deals then this one.
