Keep in mind the top agents that get the deals have their buyers list just like the wholesalers have their buyers list.. these buyers are fully vetted and the agents know they can perform.One issue many agents have and when I had my brokerages I had to caution my agents.. is you have a ton of tire kickers who are all Hat and no cattle.. so you have to break through that by proving you can do business.

I have tried every marketing advertising out there & nothing has worked out for me, im tired of saying nothing is working for me and no matter how good my Ads are or how many times i change it up i can not generate any leads any new people, nothing is working.

If you're not opposed to living the apartment lifestyle since you're still young enough to tolerate it :), you might look at a 203k loan to rehab a tired 4 plex wherever you decide to live.

most of my note investors came from the landlord game and tired of it.. .and many own rentals learn of notes and use their spare cash to start stacking up notes.. this gives them nice cash flow that comes in if rent is missed one month but no headaches of landlording.. although must pick notes carefully of course.. so that's an option if you have cash you can do short term lending for when you perceive it may be a buyers market again for rentals..but frankly many that I have had over the years and I have been doing notes since the middle 80s they never look back.. when they get enough cash they buy another... also no recapture to worry about.. but no tax write-offs either.
