@Matt Leber No, unfortunately in my experience the non-ad valorem tax tends to vary wildly so I typically add 2% to whatever the current year tax bill shows (typically immaterial anyways).

I remember a lady that came into the Baltimore City tax sale office the day after the sale and said "I want my money back, this tax lien is an empty lot" Trust me, she did not get her money back.

The lady I talked to said you don't have to unless it's government money.

New construction is a very volatile market with wild price fluctuations in both labor and materials. 

The total SP returns for that period were 10.7%, so congrats on keeping up with the SP in what was a wild ride. 

It seems that beyond submetering, we as Philly landlords have no recourse in regard to this issue, no matter if it's due to consistent tenant overuse or the city making wild guesses about water consumption.

., I seriously doubt they are going to get follow my rules about written approval to modify the residence or honor my pet or smoking policy.In this case with this lady you just denied, that's a tricky one.
