I would look into apps (they usually have a web platform but it's often easier to search apps due to less clustered search results) that do construction management.I don't know of any that are built around property rehabbing off the top of my head, but know from helping w/ a construction management app before that you could probably use it to solve your needs.

As I mentioned, reputable business owners utilize GAAP (any degreed accountant will follow GAAP) in their accounting, large public entities and non-profits are required to follow GAAP, but small, private operators are not required to follow the rules.
