The main issue I see here is that the contract would be in the name of the IRA.If the contract is in your personal name and the deposit comes from the IRA, I would see a major issue.

Usually you put an earnest money deposit down immediately (some investors do it differently) and give the seller a due diligence fee to let the seller know you're serious about buying.

@Kyle Howard I don't see any reason you couldn't use TF, provided the buyer has the cash and deposits it first with the title company.
