Some high end restaurants, movie theaters, and entertainment type places like a Dave and Busters but larger.Have seen modeling agencies also.Malls are trying to make it a destination place again versus places with old and tired anchors where people order online instead and then a bunch of clothing stores around it.

There are different setups for flips versus buy and holds.If you plan on doing a rather large project with a full gut and rehab, then you probably would want to minimize the risks involved by setting up and LLC up front instead of waiting.One thing of note, if you plan on seeking funding, a new LLC won't have a credit history to borrow funds, so you would need to make a personal guarantee on any loans until you build up credit.

It should include BP;  join a couple of REI groups to learn & build your network;  get some financial acumen by finding a group that plays Robert Kiyosaki cash flow;  Learn how deals are financed (cash, conventional, hard money, private);  Understand underwriting requirements;  Learn how to value properties (As IS Value, ARV, Cash Flow);Understand commercial market versus residential;  learn how to evaluate renovating a property,......
