I understand Jesse's opinion on buyers needing a win, however I'm not convinced it applies to ACs in FL (particularly the Southern portion) because that's pretty much at the forefront when buying.

Also, who has a great spreadsheet for managing just the rehab portion (billing, materials cost etc).

You can also claim similar portion of your home value as depreciation.

You've got to pay up for God's shortcomings.For me I cant believe anyone would think they are not responsible .. having worked in the woods a good portion of my career here in Oregon CA and southern WA.. hornets/yellowjacks  are lethal..
