The ONLY flaw that I can visually see is that the first floor has some beautiful tile (not sure on the type... it's really thick tile and kind of like stone or slate?)

Build your reputation as a reliable quality contractor, then you will have the seed money for flips. 

They don't bother to find quality tenants or screen them as well as you probably would.

I stopped by their showroom in Kettering and I was not impressed by the quality of the used products or their pricing.

The theory/argument/opinion goes as such:I want high quality tenants. 

In general, the harder the list is to obtain, the higher the quality.

You can try to push it thru but you run the risk of buyer due diligence opening the wounds and exposing you as the seller for not addressing Which may lead to the buyer questioning other seller practices that may be quality.
