Can I take 17% of interest, taxes, utilities, maintenance etc... and use that?

It’s a computer program that utilizes public information…nothing more.

Evidence would be a lease in the tenant's name, a current utility bill in their name at another address, and/or a copy of a current bank statement with their alternative address on it. 

A well designed solar system is designed to offset 100% of your usage based on previous 12 months' usage and conversation about future usage such as intent to buy an electric car, etc.A relatively small bill with the utility will always be there as there is a connection fee for the privilege of being attached to the grid.

If it's your first buy and you want to utilize an FHA you should be looking on-market with an agent where you can do full inspections and can have any FHA anomalies corrected.

I was able to utilize this program (not as a house hack) to get into my primary residence. 

You also budget for utilities that the land lord pays, and you will want to know how the building is metered (who pays for utilities). 

I ultimately want to utilize BRRRR as my vehicle, but I have very little of my own money. 

Also, when receiving rent, apply it to special charges and utilities first.

It has proven more than prudent that I dont seek reimbursement or utilize the services in any form myself.
