After reading the document it sounds like I am obligated to use him no matter what for the property I purchase or I will have to pay a fee.

So it sounds like no matter what we would bump into special assessments, but maybe the payoff timing for financing will soften the impact.

Number of units matters as well.I focus on the commercial transactional side and my own investments by choice.

Garages matter here with snow and also for storage. 

As and investor selling to other investors this doesn't matter just use the contract to make the costs work for all parties.

If you find a deal that reasonably cash flows, why does it matter?  

Mention in the letter you hope this matter is resolved with the records you provided and you expect correspondence by x days and money in y days or you will have to take legal action. 

. - granite colors will change but solid surface counters are here to stay, doesn't matter what they are made of. - those vertical glass backsplashes, separate wine fridges, and drawer appliances will definitely date a place.
