I'm screening a tenant and his TransUnion criminal history is clean.

This is the first time a non-US citizen has inquired about renting one of my properties and I want to screen them fairly and legally.

I screen carefully and very rarely have to ask a tenant to move out.

Everyone has their own process but we find that a short phone screen works well to filter out the non-qualified.

Tenants under section 8 are more likely to turn out this way despite screening well.also: Imagine administering your rental through the DMV and having your tenant get in a crash while driving your car without insurance - yeah, its like that.Thanks for your reply~ What do you mean by "owner certification"?

Just like you make your money when you buy, if you do a good job screening tenants you make your life easier.

I screened her and decided to keep her.

Keep the doors open, but at least hang the doors to a frame work.I'm not going to compete with Dion for the longest post....LOL, but I'm totally against one property one LLC, that is expensive and totally unnecessary in any state.
