Ya, kinda pains me to destroy 4 perfectly good steps but I'd have to rent some sort of equipment to move them and then I imagine I'd be faced with the exact same problem in 10 years if I put them back in place.

The real pain was explaining to each tenant how to deposit into my Chase Business Account just to have the tellers tell them something completely different (and wrong).

And if you are having trouble finding housing that is a positive for me because you may stay in my property longer.Other considerations: prefer non-smoker, how long you have lived in the area (deeper roots/ties to an area are a positive), income compared to rent, how long you have held current job, how stable your overall job history is (changing jobs yearly is not a great trend), how long you have lived at previous addresses (frequent moving/turnover costs landlords money), what Facebook profile says about you (pets, drama, responsible, crazy), what prior landlords say about you, etc.It's a shame that some lessons in life are so painful, but hopefully it ultimately leads to you being stronger and better for it.

And you really like pain, I would not consider keeping a former property owner as an occupant after a foreclosure sale.

The paperwork and documents required is definitely more painful than the normal requirements than a conventional loan.

If you lock into a longer bank loan now, that refinance would be more painful, as there would probably be a prepayment penalty.
