Beach is a whole different thing, and ultimately my post (see title) was looking for direction on the proper place to post my questions or even find a specific person to help me evaluate the opportunity (maybe a pro or co-host opportunity) because I learned in two minutes on this forum since I joined that there is more to it than the “profit” from one year of STR.

But ultimately- Save that $10k for sure. 

Since your goal is ultimately cash flow, the best way is more than likely going to be somewhere out of state where you can make the 1% rule work and collect rents each month.

Hello, I thought I would introduce myself here on BP, but before I go any further & start asking questions, I think it's wise for me to read "The Ultimate Beginner’s Guide TO REAL ESTATE INVESTING".

With all that classroom training, we took to the streets to prospect, underwrite and ultimately make offers on properties that align with our underwriting standards and principles.

What tools have you found useful when mapping out your goals and ultimately achieving them?

My ultimate goal is $50 million, but one of my first goals is to own a handful of rentals that achieve the 1% rule.

What I ultimately decided to do was to go out of NYC to Indianapolis, not as close as @Scott Wolf in Dutchess County but similar methods/systems that you'll need if you're to invest out of your own market.A little over 2 years later, I have 5 rentals out of state, and hopefully #6 that's pending will have no issues to close and I'm closing on my co-op in Queens (all at the same time).
