I basically just covered all of my fixed debt payments and living necessities and saved everything else.

These typically last 3 to 4 months - midterm stays.

Point of sale is good for flippers because your buyer base doesn't typically have the resources to assume any point of sale violations and make the escrow payment etc....So you taking care of all that is a big opportunity.

I haven't looked in a few months, but the HEEHRA should cover a significant portion of these costs.

If it is true wholesale deal (assignment vs double-close) the wholesaler does not typically incur closing costs.

Maintenance budget covered.

Anyway, I do agree with you to split the cost with the tenant if no mold and then cover 100% if a positive test comes back and of course to mediate it. 

I typically stick with 3 months. 

I do cover Tampa, but it is not my forte'.

The second option obviously will require us to take on loans but we will have enough to cover 50% of each house as down payment.
