That being said, I’d invest capital long term in NC based on its current situation and how it’s trending.

If I were in your shoes, I would focus on an area with a higher population and positive demographic trends.  

Knowing more about the RE process and Construction trades will give you a huge leg up over your competition so anything you can learn is important.Don't rely on Realtors and the MLS/Zillow/Etc....drive around neighborhoods you're interested in and ask questions, pay attention to trends.
