I believe STRs will likely have to invest in Ozone Generators and add it to the cleaning list between visits if marijuana is smoked but for the low cost of 50 bucks it should be fine. 

Visited the property after purchase, took a quick look, got some contractors lined up to paint, do some mechanical work, lined up a realtor to list for rent, had him run the showings as a favor, had an attorney draft up a good lease, had that attorney and the realtor run credit checks, awarded a lease to one of the first applicants, got him in 30 days after we bought the place.

One major thing to look for is structural issues as well as the other items listed, also lead based paint, environmental issues etc.

I would recommend checking NARPM property manager search list to see if there are any NARPM members in Evansville. 

I am ALL about connecting with other agents whether it be to refer business across states or in other parts of Florida or calling them about their listings to gather info for my investors and the content I produce for clients.

The properties I see listed on the MLS usually don’t make a ton of sense for a BRRR unless you offer a lot under asking.

I found a home inspector who will do an inspection every month for me and I'd like for him to have a list that he can check off and I can subsequently hand off to my handyman.
