I am way on the south side, and just need an idea to avoid traffic and schedule afterschool arrangements for my kiddos.

Next time you are at a traffic light, try to count the number of cigarette butts at the curbside, and you'll get a little more illumination :)  .

It has a lot of the draws - close city center, great tourist traffic, good weather, reasonably inexpensive property (although it sounds like that changing).Our STRs and AirBnB's here in Washington State are booking up like crazy as well - especially those with cabin / forest vibes. 

The 1hr 30mins commute with no traffic had a lot to do with that, but now that people are working from home and office leases aren’t being renewed some may stay.

My own choice is to live near the hustle and bustle, but in the outskirts where I can have less traffic, lower density, know my neighbors (I know every neighbor in my residential area).  

@Beau Pearson I have used Zillow Rental manager, Cozy, and Avail.coPersonally i would say I receive the most tenant traffic through Zillow but prefer Avail for contract and payment management.

The house was also 45 mins away in traffic, so constant back and forth travel wouldn’t work for me.
