I'm a total newb, but I believe MLS-access in MO is controlled by your local Board and NAR.  

Homes like you are describing are a bit of a lifestyle for awhile (not a bad thing as long as you know that is what you are doing for the weekends and with your free money).   

A bit on my self I have 3 singles in Dallas Forth-Worth area & 1 single Tampa area I sold 2 flips in Austin, TXIn DFW, I’m doing section 8 , I am getting properties with hard money loan , remodel them, and then re fi them for 30 years , I put around 45-65K for each property I have 4 properties total that cash flowing $300, $500, $1000 (section 8) , $250 per month after all taxes, expenses , insurances , mortgages ..

Gordon Ramsey has had a restaurant for sale and it was taken over by professional squatters (didn't know that was a job title :-)They planned to give away free food and open an art gallery there and are threatening to prosecute anyone entering without their permission.

And just checking, is the EMD requirement for foreclosure auctions 5% of the total reserve price?

You must understand the reluctance of brokers to lease these units - the total rent is low and the prospect tenants are a tough sell.
