There are too many benifits to owning properties that you can have that today you are not getting.

As of today, my immediate actions to move forward are to propose an offer on a multi-family property, close, furnish and landscape with the goal of short-term rental income.Looking forward to connecting!

When it is triple digits, a prudent landlord supplies window units/portables or puts them up in a hotel (or airbnb) for the night. 

If they are investing with you, you could form a partnership for each deal, where you serve as general partner and control day-to-day operations while your limited partners (investors) provide the capital. 

I did not know about the high taxes and insurance as I only started looking today so I will be researching that.
