House already has a steel beam installed in the basement but the floor still slopes between 1-2 inches down towards the center Walls are in good condition with no cracking and the foundation in the basement has a few small cracks below windows.

Most HOAs do not allow AirBNB (I have a few HOA properties and they do not allow BnB nor any lease less than 6 months.) and I know a few other investors and not one has a HOA that allows BnB, Not to mention lots of cities are starting to crack down on the short term rentals.
