The state has cracked down due to the number of "buyers" lying to sellers, marketing the properties, and then not closing if they could not assign.

There is no zoning in the town but plans still need approval, but I've considered seller financing the land to someone with a tiny house or trailer and ran a test ad to that extent with decent results.

House already has a steel beam installed in the basement but the floor still slopes between 1-2 inches down towards the center  Walls are in good condition with no cracking and the foundation in the basement has a few small cracks below windows.

Most HOAs do not allow AirBNB (I have a few HOA properties and they do not allow BnB nor any lease less than 6 months.) and I know a few other investors and not one has a HOA that allows BnB, Not to mention lots of cities are starting to crack down on the short term rentals.
