Two of the properties that I looked at won't cash flow (at least by my calculations) and the third doesn't cash flow based on the 50% model and only has a cash on cash return of 1.5%.The goal for this week will be more letters to see if I can find a deal (I've only looked at a hand-full).

Generally, for my experiences, if the park is more transient, then the park will be a better performer.  

IF the business goes south but the real estate is performing well, the lender should trust you from a real estate standpoint.I would also suggest speaking with your current lender and telling them your situation... 

@Drew Sygit I’m pretty sure I have enough capital to perform a BRRRR but not sure if I should use hard money or try to get a property under value enough so I could finance the purchase and rehab with my own money.

I connected with the agent on here and he connected them with a cleaning service and PM who so far have performed well.

If you know nothing, you can break things and perform demolition.

I just don't trust that the process is fair, based on historic performance.

I admit I should have performed an in person inspection but I wasn’t expecting someone to tell lies.
