I've been working with a local bank, but the fees are high and the service is absolutely terrible.

Pampa and Borger are two towns now too terrible far away, but little bigger l and oil driven towns, but you can regularly find 2/1 houses for under $20k that obviously need some work but that’s just the going rate, so me personally I’d put Howard wick a notch below that, the flip side to that is, there’s not much available there so you might list it and have someone day 1 wanting it, it’s just such a small market who knows.

I am not sure he is terribly active here on BP but you should be able to find him online with ease. 

Lots of bureaucracy, terrible tenant class, etc.

I also know agents who own rentals that offer absolutely terrible advice to clients.  

@Jean Moreau that is truly terrible and I am sorry to hear about this.

I have a terribly hard time finding a well communicating / cost-effective handyman to do a lot of the minor cosmetic work to make my homes rent-ready when a tenant leaves.

I found that the living conditions were absolutely terrible and the landlords seemed to be taking advantage of international students.

It’s a terrible thing.

Or should I hang on and keep trying to rent it because it is a terrible idea to sell a property after 3 months?
