I build duplexes in areas that have good duplex comps for long term holds (avoid overly saturated areas).

Are you open to doing a few fix and flips first to build up your cash - THEN put it towards something long term?

I’d look at the cards you’ve had the longest and see if the terms on those make sense to keep them because the length of your credit history counts somewhat significantly.
