Pretty much any deal is going to (1) need to be off market; and (2) not offered to you through one of these blast email wholesalers or turnkey companies. 

If you set up automatic email alerts with your agent, then you can see what kinds of housing are coming onto the market.

They gave me the email I should contact and when I emailed about the list they said it's about 320 bucks.

I will of course make a concession and/or offer to repair the ceiling if it's damaged at any point during the sale or shortly after, even though it's a temporary fix until the roof is fixed.
