Hi I am a newly licensed agent, well signing with a broker on 10/1 so not technically BUT besides that, what do you guys use for basic expense tracking ?

In June I used an FHA loan to close on my first deal, a duplex located just a few short blocks away from the high school where I work which also sits adjacent to Lake Area Technical Institute with an enrollment of around 2600 students. 

Technically yes, in reality, no.

We compiled a rough list of all the damages and delays this guy/his team have caused, and honestly, he technically might *owe* us money. 

. # of years really technical value and you can expect to last longer unless you have had hail damages below.

My next property will definitely be a BRRRR considering that ALL-IN cash is technically locked up for now. 

by doing this I will have technically one checking account per LLC, to keep transactions separate.

(wrong state)The tenants are also saying they sought legal counsel and Governing laws they are technically in a month-to-month contract under Georgia law since they paid me rent + secruity deposit for the first month of September, but now they have the option and right to not pay the rent in the next two months (November) under Georgia law.

Banks would not give me credit for the appraised value at purchase because technically I did not yet own the properties, even though I had fully controlled them each for over a year.
